CrownGuard Capital LLC announces two completed financing transactions totaling $70 million, supporting development and capitalization strategies in California and Georgia.
The closings include a $55 million land-secured facility in Bakersfield, California, and a $15 million bridge facility for Cumberland Inlet, a mixed-use master-planned development in St. Marys, Georgia.
Each transaction addresses a different financing need, with capital structured to support immediate project requirements and the next stage of the sponsor’s business plan.
$55 MILLION | BAKERSFIELD, CALIFORNIA
Secured by approximately 1,900 acres of development land, the Bakersfield facility supports land acquisitions and predevelopment activities while the sponsor pursues additional equity and longer-term project financing.
Planned uses of proceeds include approximately $10 million to complete land acquisitions in escrow, along with permitting, legal and regulatory development expenses. The facility also provides interim liquidity as the sponsor advances its broader capital strategy.
The project’s business plan contemplates power-related development and the pursuit of power purchase agreements, with future investment and development subject to project milestones and applicable approvals.
$15 MILLION | CUMBERLAND INLET, GEORGIA
The Cumberland Inlet bridge facility provides financing to address secured and unsecured creditor obligations and support the development’s next phase of capitalization.
The transaction is intended to address approximately $14.09 million in identified creditor claims, providing a financial foundation for the development team to pursue its broader business plan.
Potential future capital sources include pre-sales, joint ventures, parcel sales and additional financing. The sponsor is also considering Tax Allocation District financing, subject to applicable approvals, eligible costs and financing availability.
CAPITAL STRUCTURED AROUND EXECUTION
Large development projects often require financing before longer-term investment can be secured. Acquisition deadlines, permitting expenses and existing obligations can create immediate capital needs while broader fundraising efforts continue.
These two closings illustrate CrownGuard Capital’s focus on understanding those requirements and structuring financing around the underlying real estate, the intended use of proceeds and the milestones ahead.
We appreciate the sponsors, brokers, legal advisers and transaction professionals whose coordination supported these closings.
For borrowers and intermediaries evaluating acquisition, bridge, refinance or development financing, we welcome the opportunity to review your next transaction.
